Living in a home with plenty of personality and character is great – but it’s not so great when it’s time to sell it. If your home is too customized, you’re going to alienate potential buyers. The good news: It’s usually easy to make your home appeal to a wider audience. Sometimes all it takes is a fresh coat of paint, some rearranging and a few decorative replacements. If you’re not sure whether your home is too customized or has too much personality, ask your Realtor when she comes by for your listing appointment.

If a seller makes it hard to show a home – such as by being unavailable when interested buyers want to come by – it’s going to be much more difficult to sell. While you don’t have to vacate the house at 9 p.m. because buyers want to see your home, you do have to stay flexible around showings so that more buyers can see your home.

When people want to see your home, they want to visit and explore without you leaning over their shoulders. One of the worst mistakes sellers can make is to stay home during showings, because buyers won’t feel comfortable checking out every corner, cupboard and bedroom. They’ll rush through the house because they’re afraid of invading your personal space, and they won’t speak openly about the way they feel while you’re there – and they’ll be eager to get to the next home on their list.
